Cost by system type

Irrigation systems don't all cost the same per square foot. An above-ground system is the cheapest to install and the simplest to repair later, which suits smaller, straightforward lawns. An in-ground (underground) system costs more up front because the lines have to be trenched and buried, but it stays out of sight and holds up better against damage. Drip irrigation costs more per square foot than either lawn-focused option, and fits garden beds and specialty plantings rather than open lawn.

Cost by number of zones

A zone is a section of the system that runs on its own valve and schedule. The average lawn needs three to five zones, with five to ten sprinkler heads on each. Cost by yard size

What pushes the price toward the top of the range

  • Irregular or sloped yards: more piping, more zones and more labour. Difficult projects can reach $4.00 per square foot, well above the standard range.
  • Automatic upgrades: rain sensors, Wi-Fi monitoring and similar features add $20 to $300 to the base cost.
  • Backflow prevention: required in most areas for code compliance. Installing a backflow preventer costs $450 to $1,700; repairing one runs $150 to $500.
  • Trenching for underground lines: $5 to $12 per linear foot on its own, or roughly $500 to $1,200 for an average lawn needing around 100 linear feet.
  • Removing an old system: if an existing system is coming out first, expect an extra disposal fee on top of the installation price.
  • Permits and inspections: some contractors handle these and fold the cost into their quote; ask before assuming it is included.
